REO is our specialty, not something we got into due to the current housing market. Rio Rancho Realty has specialized in listing and selling REO since 2000. We pledge to provide the highest possible levels of professionalism, service and results. Our asset managers can expect Occupancy Checks, Broker Price Opinions, Monthly Marketing Reports, and all contract related information to be delivered accurately and in a timely fashion.
Simply put, we want your REO business and we are willing to do whatever it takes to ensure your experience with us justifies a long-term business relationship.
When marketing REO assets, we believe you need to cast the widest net possible and get in front of as many buyers as you can. Our Internet marketing platform is second to none. Placing your listing on the MLS with a picture or two is not going to get the job done in a market with increasing supply, a shrinking buyer pool, and tighter credit standards.
Our aggressive, proactive marketing strategy is highly effective and beats the heck out of the passive "enter the listing into the MLS and wait for buyer's agents to bring their buyers by" strategy. Effective web marketing is a critical component of our marketing plan. Web syndication provides us reach far beyond what the traditional MLS. Every one of our listings is syndicated to over 50 real estate portals which in turn power over 900 search sites to stimulate demand!
All assets also receive as many MLS photos as possible (dependant on the property and MLS limits), electronic MLS lock boxes (to control access and track showings) and Craigslist, Google and Youtube advertising. All showing agents are contacted for buyer feedback.
Soon we will be launching new web sites dedicated exclusively to marketing REO properties.
Finding an able buyer for your REO is definitely challenging in today's market. That's only half the battle. Getting them closed is another thing. We are extremely good at identifying problems early in the process and either fixing them or cutting losses and moving on to the next buyer as quickly as possible. We stay in constant contact with loan officers, escrow officers, title companies and closing coordinators to monitor the progress of your asset’s closing. Your asset will continue to be marketed until the sale is closed, funded and the asset is off the balance sheet.
